Mumbai-based proptech startup hBits has lately raised Rs 40 crore in a Series A funding round led by Capricon Realty Private Limited, which is part of the Thackersey Group. The company had earlier successfully raised $3.32 million from Shree Naman Group and a couple of more investors. It has plans to enhance AI-driven technology platform, expand geographically and offer high-value investment opportunities to more people with the fresh funding.

hBis was co-founded by Shiv Parekh and Samir Bhandari with a stand out approach to commercial real estate investments. The platform allows investors to enter the market with as little as Rs 10 lakhs. It is an innovative way to make Grade-A commercial real estate more accessible. It offers an average rental yield of up to 10% and an expected IRR of up to 18%. It is of course a chance to experience stability and growth for many without the complexities of traditionally associated with property investments.

hBits is about accessibility and also about using technology to empower investors. It uses advanced AI to analyze market trends, evaluate property performance and identify promising investment opportunities. The data-driven approach helps in minimizing risk and optimizing returns. It is sure to become an attractive choice for first-time as well as seasoned investors.

The move of hBits to align with the new Small and Medium Real Estate Investment Trust (SM REIT) regulations of SEBI is exiting. The REITs are expected to transform the space by offering a structured as well as regulated way to invest in commercial properties.

The startup is ambitious and is focusing on tripling its Assets Under Management from Rs 500 crore to Rs 1,500 crore by next year. Its focus on SM REITs and AI-driven insights indicates that it is riding the wave of proptech trends.

hBits seems to have tapped into a space that combines technology, regulation and innovation. It is a platform worth watching for anyone who are looking at commercial real estate.
